When planning to sell your house, interview several agents to get a sense of their personality, knowledge of the local market, communication style, and negotiating skills. You will want someone whom you can trust and someone you like, someone who knows how to set your home up to sell quickly, and who can negotiate the best price for your home.
Bucks County has many real estate agents to choose from, so take the time to do some research. Trusted names in real estate, such as Coldwell Banker, thoroughly vet their agents and provide training, resources, and networking that smaller real estate offices cannot match, so an agent from a larger firm is often a reliable choice, but there are also many good independent agents.
Once you have looked into a number of agents and narrowed your choice to two or three, request an interview. An agent should be happy to visit with you free of charge. Give the agent your address so that he or she has time to do some preliminary research before the interview.
You may choose to meet anywhere, but if you meet in the house you are hoping to sell, you may get a better sense of how well the agent would be able to work with your particular home.
Questions to ask
When you meet, don’t just wait to hear what the agent has to say. Be prepared with questions of your own. These might include:
- Do you understand selling my type of house? Do you understand my local market?
- What are the selling features of my house?
- Whom do you see as the target customer for my home?
- What marketing strategy would you use to reach that demographic?
- How will you introduce my home to other real estate agents?
- How will you communicate with me, and how often?
- What quick, high-impact changes should I make to my home to sell at the best price?
- What staging recommendations would you make? What about “curb appeal”?
- How available are you to show my house?
- When do you think would be the best time to put my house on the market?
- How will you vet the buyer to decrease the risk of an agreement falling through and having to relist?
- What is your suggested list price and how did you reach that price? What comparable houses did you use to reach that price and in what ways do they compare?
- What negotiation techniques do you employ to ensure the best possible price for my home?
