PREPARING YOUR HOME FOR A SUCCESSFUL SALE

You don't need major improvements to sell your home, but we can make small changes that put your home in the best possible light.  

  • Curb appeal is as important as the first impression you make on your client.  A well-maintained lawn and landscaping, along with a clean and tidy exterior, will attract buyers.  
  • Your home should be cleaned.  We can inspect your home and create a list of major and minor clean-ups that can be done to make your house inviting.  Simply cleaning up scuff marks and chipped paint will make a difference.  And, windows, bathrooms, and floors should sparkle. 
  • Declutter and depersonalize your space.  We want your buyers to visualize your space as theirs, so that we can remove all excess furniture, pictures, and mementos.  

MAXIMIZE PRICE

Pricing your home too high can deter buyers, but pricing it too low can also cause significant problems.  We take a strategic research approach to pricing your home.  My pricing strategy takes into account:

  • Comparable homes:  We look at other homes on the market right now and compare their features, size, and condition to yours.  
  • We take a look at homes that have sold and see if they went for over or under asking.  
  • I also guide you through other factors that could impact price, including mortgage rates,  taxes, and inflation. 

MEET WHERE THE BUYERS ARE

I make sure that buyers are visiting your online listing and taking tours of the house.  

  • I offer showings, open houses, and of course, private showings.  Potential buyers and/or their representatives receive timely communications from me to keep them engaged.  
  • If a buyer is out of town or lives far away, we make sure they can still see your home with virtual tours.  
  • If requested, we post on social media to maximize exposure.

ENSURE YOUR BUYERS ARE QUALIFIED

Before we accept an offer and agree to take your home off the market, I make sure that your buyer is qualified.  

  • Do they have a house to sell (and what is the viability of that sale)?  What type of offer are they bringing to the table?  
  • Is the offer cash, do they still need to secure financing, and what is their entire financial picture to assess the ease of obtaining a mortgage?    
  • If they want to waive the appraisal, that is great - but do they then have the cash on hand?  

NEGOTIATE BEST TERMS

There are several areas of the contract that can be negotiated, including price, contingencies, closing dates, and just about every other factor.  I make sure you are protected.
